Q:How much is the maintenance now? |

A:As of Dec 2024, the maintenance fee is RM 80. As the maintenance fee were changed a
few times in 2024, the maintenance fee is calculated based on the table
below:

Q:I
have paid RM 140 for July 2024 to Nov 2024. Did I overpay? |
||||||||
|
|
A: No, all residents are required to
pay RM 140 for July 2024 to Nov 2024. This is as voted in AGM in May 2024. |

Q: Why from Dec 2024, it was changed to RM 80? |
||||||||
|
|
A: The increase of maintenance fee
decided in AGM May 2024. To allow the new maintenance fee to take effect, it
must be adopted in our constitution and must be registered with ROS for
approval. This was done in 2024. This discrepancy was discussed and voted in
the EGM Nov 2024, where the maintenance fee is reduced to RM 80, according to
the constitution. |

Q: I have paid RM 140 in Dec 2024. Will it be
reimbursed? |

|
|
A: The fee for Dec 2024 is RM 80, the
additional RM 60 that was paid will be reflected and deducted after
reconciliation (see no.7) |

Q: Is RM 80 enough to run the management of our
association? |
||||||||
|
|
A: From our rough estimation it is
insufficient, however the committee is compiling all information with cost
cutting actions and will draft a proposal to be tabled to the residents in the near future. However, to change the maintenance fee a)
AGM need
to be held to approve · the new maintenance fee proposed · To update new
maintenance fee in the resident’s constitution. b)
The new
updated constitution must be registered with ROS. After approval from ROS, only then the
new maintenance fee can come to effect. |

Q: How the maintenance fee going to be collected
from now on? |

|

A: Maintenance fees will be collected
in stages Stage 1: Collection
will be done first half for the year 2025. · (Jan – Jun 2025) RM 80 x 6 months = RM 480 · Invoices will be sent to your mailbox in stages
starting 4th June 2025. Stage 2:
Reconciliation of accounts · In this stage, rechecking on each member’s balance
until Dec 2024. Meaning all the previous outstanding until Dec 2024, will be
checked · Any outstanding will be invoiced. Any overpayment will be reflected in
the July – Dec 2025 invoice and will be deducted (contra) |

Q: Why need 2 stages of collection? |
||||||||
|
|
A: As the process of getting the
account access took time due to no committee were selected in Nov 2024 AGM,
we have a lot of outstanding that need to be paid. As such collection of
maintenance will be further delayed if we wait to reconcile (stage 2) all
member’s accounts. By breaking the collection into 2 stages, we will be able
to settle our outstanding in stages while handling the overdue payments. |
